Paramus, NJ It was a challenging commercial project with a daunting deadline. The goal was to build a $25 million freestanding, retail complex in just seven months from the completion of driving piles to grand opening. Making the task even more difficult were some exacting construction requirements and the need to devise innovative strategies to over come steel shortages. The impressive 170,000 s.f. flagship store in Paramus covers three levels, with a parking lot on the ground, a Bed Bath & Beyond on the second and third floor entrances are accessed via a convenient new bridge structure from Ikea's garage. The finished building boasts architectural finishes on all four sides, including pre-finished metal panels and cornices, large, simulated stone columns and backlit frosted glaze glass which crowns the structure.
One obstacle was overcoming steel shortages. The scope of work originally involved using steels members to reinforce Ikea's existing garage to make possible the unique "bridge" entrance to the second floor and an elaborate, gazebo-covered bridge to the third, which includes a colorful flower garden and a pond with a lighted fountain. Early in the process, however, the team recognized that steel shortages were negatively impacting delivery dates. CASCO's design team rapidly changed course and worked with Ikea's design professionals to devise and implement an alternate solution which involved replacing portions of the garage's pre-cast support structure with cast-in-place columns and deck.
Design and value engineering recommendations made during preconstruction shaved time and money off the original schedule and budget. These recommendations included the use of an energy-efficient glazing system instead of an automated shade system and the selection of an alternate security gate solution It' s well worth a visit to this exciting new retail complex in Paramus, N.J.!
